Room to breathe
People move to Vancleave for space. This unincorporated community in Jackson County, north of Ocean Springs and Gautier along Highway 57, still has pine woods, larger parcels and quiet roads, and many families buy a few acres here with the plan of building the house they really want. That is the kind of project we enjoy most.
We have completed two jobs in Vancleave. The Desoto Bluff home is a new single-story house set into a pine-wooded lot, with a white quartz kitchen island, an open living room with a fireplace and a covered rear patio. We also built a home addition in Vancleave with a blue subway tile shower, a corner soaking tub, shiplap walls and sliding barn doors. One is a whole new house, the other made an existing house bigger, and both had to work with rural land.
Building on raw land is different from building in a subdivision. Before anyone talks about cabinets, we look at access, clearing, drainage, where the house should sit among the trees and how water, power and wastewater will reach it. Lino walks the land with you and builds those answers into the budget, so there are no surprises after the first load of dirt.
The aerial photo behind this text is the Desoto Bluff home we built in Vancleave. We cleared what the house and drive needed and kept the forest around it. That is how we approach every rural lot.
We walk your Vancleave parcel with you, look at how the ground drains after rain and pick the best spot for the house, the driveway and the trees worth keeping.
Rural lots may need a longer driveway, culverts and decisions about water and wastewater. We sort out what your specific lot needs and price it up front.
Pine shade is a big part of why people love Vancleave. We clear for the house, the drive and the drainage, and leave as much of the woods as the plan allows.
Because Vancleave is unincorporated, permits and inspections run through Jackson County rather than a city hall. We coordinate them for you, along with the crews and suppliers.
Rural does not mean exempt from the coast. Vancleave homes still face hurricane season winds, heavy summer rain and long humid stretches, and some low ground near Bluff Creek and the Pascagoula River floodplain carries flood zone rules. We check the requirements for your parcel and build to them, with the roof, openings, ventilation and grading planned for Gulf Coast weather.
